Как сказал Маркс- "Практика- критерий истины". Проверим жизнь Люси, поместив ее в женское отделение 6й палаты для инвесторов. Видимо угодила она туда из-за своих радикальных взглядов на капитализм, когда начала лучше разбираться в теме инвестирования.
Итак. Альтернативная история Люси:
После своего замешательства по поводу вложения $ в покупку квартиры Люся сочла обоснованным обратиться к специалистам рынка недвижимости. (Люся умная. Она знает, что сэкономит много времени и $ обратившись к профессионалам). Она пришла к риэлтору https://vk.com/annaposlovina с конкретным запросом- вложить деньги с целью преумножения и получения пассивного дохода. Специалист подобрала ей для этих целей квартиру-студию 21,8м2 в ЖК "Полис на Комендантском". Стоимость 1м2 составила 121,2 т.р. Вся квартира- 2645 т.р. Напомним, что эта история состоялась в конце сентября. Прожженая Люся-инвестор отказалась от идеи покупать две квартиры в ипотеку, т.к. знает, что это риск, все деньги вкладывать в одно направление.
Теперь проследим как идут у Люси дела. Люся вложила 10% от стоимости квартиры в первоначальный взнос. Это составило 265 т.р.+9 страховки и прочие документы. Итого затраты Люси 274т.р.
По состоянию на 21.10.19 стоимость 1м2 в ее объекте составляет 130,4 т.р. Ее квартира подорожала на (130,4-121,2)*21,8=200,6 т.р.
За этот месяц Люся так же заплатила ипотеку 21 т.р.
Таким образом доходность Люсиной инвестиции составила за месяц: (200,6-21)/274*100=66%
Теперь, столкнувшись с реальностью, Люся ходит в инвест- клубы, где встает со стула, опускает голову в пол и говорит грустным голосом: Здравствуйте, я- Люся и я инвестор. #палатаномер6дляинвесторов
