Цепочка в недвижимости - это самое сложное, что может быть. Особенно когда продаётся и покупается одновременно больше двух объектов.

Большую роль играет человеческий факторррр, будь он неладен.

Всё начиналось хорошо. Чудесная, уютная квартира в отличном месте по хорошей цене. Т.е. совершенно ликвидный объект (на нашем риелторском????) АДЕКВАТНЫЕ (прошу заметить! Очень АДЕКВАТНЫЕ ХОЗЯЕВА), которые радушно встречали каждого потенциального покупателя.

Задача из спального района переехать всей семьёй в центр. Родители сами выросли в исторической части города и хотят, чтобы и их дети с малых лет впитывали культуру Петербурга.

И вот настал тот момент когда нашелся покупатель на их квартиру, а они уже знали, что будут покупать сами. На этом благополучная часть и адекватность закончились и начался треш. Даже не описать всех нюансов, но мой мозг и мозг моих клиентов был съеден чайной ложечкой.

Сухие факты. Покупают нашу трёхкомнатную квартиру, мы покупаем другую трёшку, они покупают двушку, а двушка разьезжается на студию и получают деньги. Замешано во всей этой истории банк и опека. И всё надо успеть до Нового года.

Практически в любой цепочке бывает слабое звено. У нас их было четыре. Один из клиентов и три агента.

Первый раз когда я поняла во что ввязалась это была встреча агентов, на которой обсуждались детали сделки. Четыре часа мне казалось, что я нахожусь в дурдоме. Обычно даже в самых жарких спорах рождается истина, но это если все в уме. На третий час одна риелтор рыдала, вторая сидела надувшись с воображаемой короной на голове, а третья просто мысленно вышла ситуации.

А у меня в голове только мысли, что я должна сохранить эту сделку во что бы то ни стало.

Настал день сделки, всё максимально подготовлено, заранее расписаны суммы и пакеты для закладки, их было 10 шт., прописаны все условия выемки. Когда я увидела, что все пришли, внутри выдохнула, но тревога не отпускала. Вроде всё шло хорошо, но вскоре, подойдя к агенту одного из цепочки, чтобы сказать, что все готовы и ждём только их, я услышала, что они еще договариваются и есть вероятность, что они не договоряться.

У меня внутри всё замерло. НЕТ! Не может такого быть, что практически в конце пути всё рухнет. Я тихонько сообщила другому агенту, чтобы остановили работу нотариуса, которая в параллель готовила документы и продолжила всем улыбаться как будто ничего не происходит.

Через 50 минут договоренность была достигнута???? К слову сказать, что до выхода на сделку цепочка рушилась около трёх раз. И у меня до конца не было уверенности, что молодой человек, который и был нашим слабым звеном в конце цепи, не проспит, не будет пьяным, не передумает продавать или покупать.

Еще через час деньги были заложены. Дальше все должны подписать договора купли-продажи и подать на регистрацию. Из-за задержки, мы опаздывали в банк и к нотариусу. Но тут нам повезло и практически везде были приняты без очереди. Справедливость есть!

Отдельно хочется рассказать про агентов. Ну правда, я впервые встречаю таких людей в практике. Постараюсь быть максимально тактичной.

Агент С., агент квартиры, которую покупали мои клиенты. Как только мы встретились, она произвела странное впечатление. Чересчур много лишних слов, информации, эмоций не относящихся к делу. За эти несколько недель я настолько морально устала от нее, что под конец просто хотелось затыкать уши руками, лишь бы не слышать этот нескончаемый поток воды, который начинался утром, а заканчивался в лучшем случае вечером, а то и в ночные часы. Но воспитание моё не позволяло ей нагрубить и осадить. Как к специалисту к ней не было вопросов, а это главное. Во многом благодаря и ей, эта сделка состоялась.

Агент В, агент царь и бог. Чтобы о чём то договориться, надо идти с дарами на поклон???? Она как раз по сравнению с агентом С. была не многословна. Будет только ТАК, а не иначе. Хотите подстраивайтесь, хотите нет. Она была в самой выигрышной ситуации и активно пользовалась ей.

И агент Л., у которой был тот самый сложный клиент. С ней мы особо не контактировали до момента акта приема-передачи. Так как пока её чудо мальчик не сьедет, все переезды стояли на месте. Это уже был заключительный этап всего этого безумия, все морально устали, парень срывал сроки, а три семьи с детьми сидели на чемоданах в надежде отметить новый год в новых квартирах.

В итоге мои добрые и чуткие клиенты разозлились. Так как глава семейства юрист, составить иск он мог в течение получаса. Мы дали агенту Л. срок до которого её клиент должен освободить квартиру, в противном случае иск через час после отправится по почте. И тут я услышала истинный крик медведицы, когда покусились на её дитя.

Агент Л. орала, угрожала, рыдала... господи, как я это всё выдержала... вот пишу, а внутри аж всё подпрыгивает. Но happy end случился????

Мои успели переехать. Теперь гуляют по Фонтанке и наслаждаются Питером. Яночка, это была очень непростая сделка, но я благодарю вас с Павлом за оказанное доверие, открытость и любовь к людям. Хоть и не все её заслуживают)))
